Rustic Villa at small distance from the Trasimeno Lake, situated at the border between Tuscan and Umbria, the two Italian regions mostly visited for their intact nature.
Beautiful independent stone house situated in a wonderful position dominating the surrounding countryside characterized by olive groves. The Trasimeno Lake is reachable in about 4 Km while the nearest village, Agello with shops, bar, a gas station and a pharmacy, is in about 1 Km distance.
The house is located within easy reach of major historic cities. Perugia is 20 km, Assisi in 30 km. There are 98 km to Siena, 155 km to Firenze, and 170 km to Roma. Golf and an Outlet village are 30 minute from the house.
The Villa is surrounded by a well kept garden with lawns and a beautiful 7 X 14 meter swimming pool with ample garden furniture and fantastic views. Near to the pool is a small structure with a small kitchen for the pool use, a barbecue and a Ping Pong table.
Exquisitely furnished, the Villa combines the typical Umbrian ambience of wood beamed ceilings, terracotta floors and yellow walls with modern amenities. The Villa offers telephone with Internet access, satellite TV, DVD and stereo system. In the whole house there is Air Conditioning for coolness and heating that is payable on consumption together with firewood.
Maid service and dinners are available on request during the week.

The main entrance of the house has been obtained below an big arch, leading to the old bread baking room, where there is the ancient wood oven, for baking bread and pizza, still working. On the ground floor: dining room with a fireplace which opens onto a terrace with a pergola with panoramic view over a little local lake.
A lovely kitchen well equipped with 4 flames, oven, fridge, freezer, dishwasher, microwave, toaster, an Italian coffee machine. Nearby is an utility room with washing machine and ironing corner.
Divided only by an arch from the dining-room there is a spacious living room.
There are two stairs to the upper floor; one is external and one internal, both leading to the second living-room with T.V. corner with satellite TV, stereo with C.D. , D.V.D player and internet connection.
On the right of this living-room there is a particular bedroom, comparable to an hotel suite: entering the room there is a nice private living-room with double sofa-bed and a bathroom with a shower. A wooden stairs leads up to an open-gallery with a romantic double bed and an antique bath tub, giving this bedroom a special fascinating atmosphere.

From the T.V. room a long corridor develops with 5 spacious double bedrooms, each with private bath. One is a twin bedded room with bath with shower, 2 are double bedrooms with queen-sized bed (that can be separated) and bath with shower and the last 2 are double bedrooms with queen-sized bed and bath with tub.
Each room is designed differently with maximum intention to the original character, with pleasant colors, two of them with a canopy-bed.
Each bathroom is equipped with hair-dryer.
